PROJECT OBJECTIVE

Replace existing garage door with a hurricane-rated, impact-compliant, insulated garage door system that meets all MSFH reimbursement requirements, Florida Building Code, and insurance mitigation standards.

MANDATORY MSFH COMPLIANCE REQUIREMENTS

Contractor must provide the following in the quote and final invoice:

  1. Contractor Information
  • Company name
  • License number (Florida licensed)
  • Proof of insurance (upon request)
  1. Permit
  • Must be included in the quote
  • Contractor responsible for pulling and closing permit
  1. Product Approval
  • Florida Product Approval Number (FL#) OR Miami-Dade NOA
  • Must be clearly listed in quote and invoice
  1. Inspection Compliance
  • Installation must pass Final Inspection
  • Work must match Initial Inspection Recommended Improvements
  1. Detailed Scope of Work
  • No vague descriptions (must be itemized)

GARAGE DOOR SPECIFICATIONS (REQUIRED)

1. Size & Configuration

  • Door Size: 16’ x 7’ (confirm on site)
  • Track Radius: 12-inch (or as required by structure)

2. Wind Load / Hurricane Rating

  • Must meet or exceed:
  • Florida Building Code (FBC) – Wind Load Requirements
  • Suitable for High Velocity Hurricane Zone equivalent standards (or Lee County requirements)
  • Must include:
  • Reinforced door sections
  • Heavy-duty track system
  • Hurricane-rated hardware (hinges, brackets, fasteners)

3. Structural Reinforcement

  • Horizontal reinforcement bars required
  • End stiles reinforced
  • Track properly anchored into structural framing (not just drywall)

4. Insulation (CRITICAL REQUIREMENT)

  • Insulated door REQUIRED
  • Minimum: Polystyrene or Polyurethane core
  • Preferred: High R-value (R-10 or greater)
  • Contractor must specify:
  • Type of insulation
  • R-value

5. Materials & Build Quality

  • Steel door (minimum standard)
  • Corrosion-resistant hardware (important in Florida climate)
  • Weather seals included

6. Installation Requirements

  • Full removal and disposal of existing door
  • Proper anchoring into structural members
  • Compliance with manufacturer wind-load drawings
  • Adjustment and balancing of door

QUOTE REQUIREMENTS (MUST INCLUDE)

Contractor must submit a written quote including:

PAYMENT TERMS (IMPORTANT)

Preferred structure:

  • Deposit: Not to exceed 50%
  • Balance: Upon completion 40% and 10% after passing inspection

Contractor must agree to:

  • Provide Final Release of Lien upon final payment

MSFH CRITICAL WARNING (NON-NEGOTIABLE)

Failure to include any of the following may result in DENIAL OF REIMBURSEMENT:

  • Missing FL Product Approval number
  • No permit included
  • Work not matching inspection report
  • No final inspection verification

CONTRACTOR QUESTIONS (REQUIRED RESPONSE)

  1. Are you familiar with My Safe Florida Home (MSFH) requirements?
